There are six rooms, each with an en suite bathroom and free WiFi, decorated in a restrained, understated style rather than anything flashy. Breakfast is served each morning, and there's outdoor seating for taking in the mountain views. Practical touches include luggage storage, bike storage, and 24 hour reception, along with free parking nearby for those arriving by car.
The setting suits walkers and cyclists, with routes into the fells starting close by, and watersports available on the nearby lake. Pubs, restaurants and a golf course are all within reach, making it a straightforward base for a few days spent between the water and the hills.

We stayed in the 2nd floor small double en-suite room. Incredibly comfy bed, tastefully decorated, quiet location off the main road, and good amenities (tea/coffee, water, powerful tower fan, towels, hairdryer, mirrors, hanging space, plug sockets, and toiletries). Top floor location was perfect and quiet. The bed is a normal size double bed, the room is small but we found it cosy and comfortable for 2 people. Parking - drop-off using the 1-hour disc zone outside, permit parking included at the nearby football club. Location - great, close to shops, restaurants and cafes. Andy was a friendly and welcoming host. We didn’t eat breakfast but it was offered for £10pp which seemed like excellent value.

5 star stay with Andy in Ambleside. Fantastic location, genuinely a stone’s throw from everything in town — and Andy was a brilliant host throughout. Always available if needed and really helpful with local plans/maps for my wife during the stay. The room was exactly as described, clean and comfortable, with a really comfy double bed after a long day in the Lakes. Great communication, easy check-in and just a very relaxed, welcoming experience all round. Would happily stay again and highly recommend.

Enjoyed my 3rd lovely stay at 3 Cambridge Villas 😊 Set in the best location of Ambleside, with the easy access to the best of Lakeland hiking 🏞🥾🥾 The welcoming, ever helpful, warm, relaxed and friendly hosting by Andy and Anne, made for a happy stay even in poor weather conditions. The lovely cooked buffet breakfast (other options available too), certainly prepared you well for even long hours of hiking. My ensuite single room with TV and WiFi, suited me again.
