Small and cosy, located right next to a canal. Room was clean and comfortable, well equipped. Continental breakfast included, felt it was sufficient for my family. Tea bags brand could be better but the coffee was decent. Main challenge, property does not have a lift system, travel light or carry your heavy luggage up stairs. Location is a little away from Bath main city centre (15 mins drive), and the entrance to the hotel is not clearly indicated. Could not understand why parking is not complimentary, a fee of £10, maybe small but felt unnecessary. Did not dine at the hotel.

This is a low budget hotel in a great location for visiting the Cotswolds and Bath City on the river Avon. The room we had had a lovely view, a comfy bed and a great shower, unfortunately the bathroom was cleaned but in need of a deep clean. The bathroom could also do with a huck on the back of the door and a small shelf above the toilet. The bedroom was cleaned but again in need of a deep clean. The restaurant is OK! with friendly service and basic fare. I had mushroom risotto that I would score a 3 out of 10 at best my wife had a pasta dish which described it as having spicy sausage but there was no sausage and when we asked the server they said it was in the sauce. The dish was just packet pasta, a sauce I suspect came from a jar with fresh coriander. I would score it a 2 out of 10. We didn't eat here again. The breakfast was basic and did OK for the start of the day. Boiled eggs, slice cheese, croissants, processed ham slices, juce, tea, coffee, cereal, yoghurt and toast. It's handy for parking with a £10 charge for the duration of your stay, the spaces are tight. Inside the hotel there is no lift and the stairs are steep. The staff were very friendly and helpful. Overall it was a great location and a low cost stay.

Beautiful location. Our room overlooking water mill was very nice but some of the others n the annex didnt look very appealing. Young gentleman on reception was excellent and very helpful regarding parking etc during the Bath marathon. Oyher stafc also very nice. Continental breakfast was basic but ok. A bit of fresh fruit would have been nice. Restaurant menu was limited -mostly basic Italian, but it tasted pretty good. Food was much better than the neighbouring pub.

We had a perfectly nice stay here. We’d worried a bit due to the bad reviews, but the room (in the main house) was nice, great view. Like another person has said - it’s clean but in need of a deep clean. Breakfast was fine - again as expected from the reviews, and the pastries were actually better than we’d expected. We were there over a bank holiday and it seemed a little short staffed, but the staff who was there were hard working. The location was a real highlight, and we really enjoyed the walk into the center of town, tranquil and very beautiful! Altogether it was pretty good value for money, and there’s nothing stopping us from staying again.
