It's an adults-only hotel, so the atmosphere is quieter than many city-centre stays, with a garden and outdoor seating area where guests can take in the outlook rather than just pass through it.

There's a picnic area for anyone who wants to eat outside, and a laundry service on hand for longer stays. Parking isn't available at the property, so guests arriving by car will need to make separate arrangements.

Edinburgh Zoo is within easy reach, and the surrounding area offers golf and fishing for those who want to get outdoors, along with pubs, restaurants and other places to eat close by. Edinburgh Waverley station is a couple of miles off, keeping the wider city and its attractions within easy striking distance.

I stayed here for 4 nights on vacation, and unfortunately, it was a disappointing experience. Check-in was simple enough, but checkout was unpleasant. Even though we requested late checkout, the staff was pushy and rushed us out. The room itself was spacious, but that’s about the only positive. We received stained towels upon arrival, and there were no towel hooks in the bathroom. To make things worse, the bathroom floor was carpeted, which was both uncomfortable and unhygienic after showers. The shower pressure was weak, the toilet barely worked and required multiple tries to flush, and the pillows were extremely uncomfortable. On top of that, there was no phone in the room to contact staff. The staff overall was just okay, though not particularly friendly or accommodating. We didn’t use any of the facilities, but the location was about 30 minutes away by bus, which was manageable. For the price, I expected far better. Cleanliness and basic functionality should be the bare minimum at any hotel, and this place didn’t meet that standard. I would not recommend staying here.

We had a good experience here for a cheaper stay as city centre prices ridiculous. We were wonderfully accommodated with a late arrival and the staff were very keen that we were happy. It's a lovely old building which some may not appreciate. It was an easy bus ride anywhere from the hotel as well.

Very old furniture, painting and finishing. Not spacious and extremely expensive. It was booked out of panic because there were no rooms available in other facilities within the town during my trip. I regret not checking the reviews on Google before booking. Despite the panic, I would not have made the reservation if I read the reviews.

Serviceable accommodation, but not enough for the price. Most things wrong (technical issues, no heating, no towel hooks, etc.) could be easily fixed. The staff is friendly, but you hardly anyone at all. There is a nice Indian restaurant on the ground floor, and the bus stop is extremely close, so there is a ton of potential.
