About Regent House Hotel

Regent House Hotel suits travellers who want a no-fuss base for exploring Edinburgh without paying central-hotel prices for extras they won't use. With 17 rooms, it's a small, manageable property rather than a sprawling one, and its position close to Edinburgh Waverley makes it a sensible choice for anyone arriving by train or planning day trips around the city.

Rooms are kept clean and well-maintained, with comfortable beds and reliable hot water and pressure in the bathrooms - the basics that matter most after a day of sightseeing. Guests get free WiFi, air conditioning and drinks in the room, and there's a restaurant on site alongside breakfast service. A lift is available, though some parts of the building can lack fresh air, so it's worth requesting a room away from any stuffier corners if that matters to you. Facilities extend to meeting rooms, porter services, luggage storage and a wedding venue, making it flexible for business stays or small events as well as leisure trips.

Free on-site parking is a genuine plus for a city-centre hotel, useful for those driving up rather than relying on rail. Edinburgh Zoo is within easy reach, and the surrounding streets offer plenty of nearby pubs, bars and restaurants for evenings out. It's a practical choice for straightforward city breaks rather than a destination in itself.

I thought this place was good and have no complaints about my stay here. The staff were helpful, and the rooms and bathroom were clean, and maintained well everyday. I’m surprised about the negative reviews, so maybe I should specify that I stayed on the top floor with a shared bathroom. I’m quite fit and the stairs were fine for me, but I can imagine perhaps the hotel needs to specify which floor you’re booking, I don’t know. In any case, £50 per night for two people seems pretty good for the location.

It was ok, nothing very special, but everything was fine for me. Clean, quiet. Digital door works, no issues with check-in or -out. Location is very good, near to city, near to mall and train station

We had room 21 on the first floor that included 3x single beds and an ensuite. The beds were comfortable with additional blankets and pillows available upon request and an extra heater if needed although the central heating was mostly enough for us. There was plentiful hot water and a very good water pressure. The room was cleaned on a daily basis to a really good level. The ensuite was spacious enough for us and there is a communal toilet in the basement which is helpful and kept to a very good cleanliness level. We would definitely visit this hotel again and recommend it to others.

I will not stay again in this hotel. The hotel don't have a lift. we lived in the third floor and the stair was very narrow and small. Unsafe for use. The room is very small and the beds are very old moving during sleeping.
