About Smith Place Hotel

Smith Place Hotel is a compact guest accommodation with just nine rooms, giving it a more intimate, personal feel than a larger city hotel. It sits on Smiths Place in Edinburgh, within reach of the city's historic attractions and cultural sights, making it a practical base for exploring on foot.

Rooms come with en-suite bathrooms that have been kept modern, and beds that guests find comfortable, while family rooms are available for those travelling with children. Breakfast is served each morning, and there's a kitchen, garden and outdoor seating for guests who want a bit of fresh air. Free WiFi and 24 hour reception add convenience, though some rooms have been noted as showing their age, with occasional issues around cleanliness and odour worth bearing in mind. Staff are consistently described as helpful, and the overall price is considered good value.

Nearby, guests can find golf, fishing, cycling and walking routes, plus watersports, pubs, restaurants and entertainment within easy reach. Parking is available nearby for a charge. It's a straightforward, well-placed option for those wanting easy access to Edinburgh's attractions without paying for a larger hotel.

Really felt like I was the only one at this hotel… Anyhow, it just felt like a strange place, but it was cozy, very, very convenient… The tram was only a couple blocks away. There was a great coffee shop on the corner… And the room was terrific very modern bathroom stand-up shower. The bed was very comfortable… It had a skylight and it had heat and it had a TV where I was able to watch some of the World Cup matches… It was a great place. I would say the only thing lacking was that I didn’t not really have a view but overall, I would still give it a 10 out of 10.

I had a very negative experience with Smith Place Hotel in Edinburgh. I made an honest mistake while booking: I selected the wrong dates, entering August 5–7, 2026 instead of August 7–9, 2026. I already had another reservation for August 5 and 7, so it was clearly an accidental overlap. As soon as I realized the error, I asked for help to simply shift the dates or find a solution, but the hotel showed no understanding or flexibility at all. Despite the situation being an obvious input mistake, they refused to modify the booking or offer any form of compensation. As a result, I lost around 300 euros for a stay I could not even use. I found the lack of assistance and willingness to help very disappointing, especially for what was clearly a genuine mistake. Unfortunately, I feel like my money was wasted and the situation was handled without any consideration for the customer.

We are staying with children for a family vacation. The only window in the room is a skylight directly over the bed. There is no shade for it. The sun rises at 4:38 AM and sets at 9:56 PM. The shower leaks all over the floor, gets the carpet wet, and the room smells like mildew. The mattresses are incredibly uncomfortable. The woman at the front desk was friendly, however, our door code stopped working and we found out after we were locked out at 8:10 pm. After learning the number on the website is disconnected and calling and messaging the emergency number twenty times for over an hour, my father in law was finally able to get ahold of someone via Booking.com customer support. They changed our door code and we were able to get in around 9:40pm. What an absolute nightmare.

Stayed in Edinburgh for 4 days, 3 nights while abroad and this place was quite worth it. Looks a bit jarring on the outside, but was a solid stay. Clean, safe, and amenities were great. The location was great, around great breakfast spots and 15-20 minute bus/tram into the city. The public transit is a 3 min walk, too. Totally recommend for a short travel trip!
