A utility room with washer-dryer and separate toilet complete this level. Climb to the second floor to find a bedroom with a kingsize bed and TV, plus a bathroom with bath, shower and heated towel rail. Everything you need for self-catering is here, with wifi, electricity, bed linen and towels all included.

The property sits in Wells-next-the-Sea on the North Norfolk coast, steps from the quay and its famous colourful beach huts. A private courtyard garden accessed from the kitchen offers a south-facing spot to sit with morning coffee or evening drinks. Private parking for two cars is rare in this town and genuinely useful—the seafront, its bars and restaurants, and independent shops are easily walkable. A welcome pack is provided on arrival. The wide sandy beach, salt marshes and rolling dunes of the Norfolk coast stretch in all directions; boat trips to see basking seals depart from the town, and sailing, fishing and birdwatching are available locally. The garden has nine steps down to the seating area. No smoking throughout.
