About Sunley Hotel
Sunley Hotel works best for practical travellers rather than those chasing luxury: parents visiting students, people attending meetings or events on campus, and anyone who wants a straightforward base in Northampton without paying for extras they won't use. It sits within the University of Northampton's Waterside Campus, which makes it a particularly easy choice if your trip is tied to the university itself.
Rooms are warm and comfortable rather than stylish, each with an en-suite bathroom, free WiFi, and drinks available in the room. Accessible rooms are available, and a lift serves the building. Breakfast is served on site, and there's a bar and lounge area along with a snack bar for something lighter. Meeting rooms make it a sensible option for anyone combining business with the stay, and room service and luggage storage cover the basics well.
Beyond the campus, guests have entertainment, pubs, bars, and restaurants nearby, so evenings don't have to be spent solely on site. It's a down-to-earth hotel that does the fundamentals reliably, making it well suited to short, purposeful stays in Northampton.

Overall, a really lovely hotel. The location was great, it felt secure and was peaceful, despite being in the middle of the uni campus. Staff were polite and helpful. Car parking was secure, and the controlled access was a bonus. The room was mostly clean, and spacious and comfortable. We did find there was only one towel provided between the two of us, which wasn't ideal. I'm sure another one would have been provided if we'd have asked, but by the time we noticed late at night there was no one around to ask. Also the extractor fan in the bathroom was loud, and ran for a long time each time it was turned on, which did disturb sleep (I'm a very light sleeper). Because the fan and bathroom light is motion activated, even nipping into the bathroom in the middle of the night for a tissue set it off, even with no need for the extractor fan to be running. Breakfast was disappointing, unfortunately. We were unaware at the point of booking that breakfasts at weekends are a pre packed bag, and the selection in the bag was not great - a yogurt, a muffin and a croissant, with a carton of milk. We didn't pay a lot for this breakfast, but we didn't feel it was worth the price. I'd stay here again, despite the little niggles we found.

The room was huge and well kept. The hotel felt like I was the only person staying there. No food and no breakfast on site, you had to across the road and eat with the students. Yep, it's in the grounds of Northampton University. Couldn't fault the Waterside bar for value and portions but disappointed that there was only coffee available at the hotel.

Rooms lovely but very hot and mattress too hard. Ventilator in room, but I can't sleep with the noise of a running ventilator. Window opens a bit but not enough to let fresh air in. My room was situated near the bus stop with bus waiting there, motor idling, which is very noisy. Breakfast is served in another building, buffet style .Typical cooked English breakfast, vegan sausages not very nice, skin very hard and coffee undrinkable. All in all a disappointment.

I booked this hotel in June 2024 for a stay in July 2025, securing my reservation over a year in advance. Shockingly, this month, I was informed that the hotel was increasing the price of my 3-night stay by over £650! No prior communication, no justification— just an outrageous price hike months after my confirmed booking. This is completely unprofessional and unethical. Travelers should be able to trust that a confirmed rate will be honored. Avoid this place if you don’t want last-minute surprises!
