Two steps up to the entrance of Keepers Cottage, and you're into a ground-floor living room with a woodburner, French doors opening onto decking, and countryside stretching toward the River Tay. The same level holds a well-equipped kitchen with dishwasher and washer-dryer, a dining room, and a separate toilet. Upstairs, two bedrooms each have an ensuite bathroom and a zip-and-link bed that converts between super-king and two singles, giving flexibility for families or two couples.
The cottage sits within Kinnaird Estate, a working farm and sporting estate spanning over 6000 acres of woodland, lochs, and hills in Highland Perthshire. One dog is welcome here, kept on a lead given the working farm setting and the terrain—there are ponds, sudden drops, and natural water features throughout the grounds. An enclosed courtyard offers a sitting area and barbecue. Fishing is available on-site (at cost, requiring a licence), and an electric vehicle charging point serves those with compatible cars. Essentials including heating, bed linen, towels and wi-fi are covered; logs for the woodburner can be sourced locally. The estate has its own natural spring water supply. No smoking inside.
