Holmewood Lakes - Phoenix Lodge

Holmewood Lakes spreads across countryside near Yarm, where Phoenix Lodge sits among its own grounds with a private hot tub. The lodge itself is compact but complete: ground-floor living means no stairs to navigate, with a kitchen-diner opening to a sitting area, two bedrooms each with their own bathroom, and direct access to decking and garden space. One bedroom has a zip-and-link kingsize (configurable as two singles); the other a standard kingsize with a walk-in bath. The kitchen is equipped for proper cooking rather than holiday basics. Parking for two cars is on site.

Electricity, heating, wi-fi, bed linen and towels are all included. One dog stays free. The grounds contain an unfenced lake, so that needs accounting for if you're travelling with young children. The wider setting offers walking and cycling routes through open countryside; the River Tees is close enough for a short walk and has water sports potential if you bring your own equipment. Yarm itself is a straightforward drive away. No smoking inside.
