Waveney House offers exclusive-use bed and breakfast accommodation in a quiet residential cul-de-sac, around five minutes' walk from Wells harbour. The property is run by hosts with more than twenty-five years' experience in Norfolk bed and breakfasts, having relocated from a previous guesthouse to focus on a smaller, more personal operation. The single-let arrangement means guests have exclusive use of the property during their stay, including a luxury bathroom, free wi-fi and off-road parking, a genuine convenience in a town where street parking is at a premium in summer. Minimum stay requirements apply, particularly in the July to October high season. Its quiet setting away from the harbour crowds, combined with an easy walk into the heart of Wells, makes it a good choice for guests wanting a private, home-from-home stay rather than a conventional shared B&B.

Just stayed once again at Waveney House for 3 nights and had the most enjoyable & comfortable stay! Jim & Annette are, as always, the most amazing hosts! Waveney House is perfectly situated in a quiet close within easy walking access to the harbour shops & beach, restaurants, coffee & wine bars. Jim & Annette also offer parking on their private driveway, which meant I didn’t have to use my car fir the whole three day stay! They also told me that they have an EV charger which guests can use. Breakfast each day was fab! I didn’t sit in garden on this occasion, but it’s a lovely space to enjoy in good weather, sitting by the stream… We will be back! Thank you to you both! :-)

We have just returned from a lovely weekend at The waveney b&b. We could not fault this little find. Perfect room, bathroom, breakfast and location. Thank you Jim and Annette, fabulous.

Carrie and I had a great stay with Annette and Jim looking after us extremely well. The room and bathroom were spotless and really comfortable. The breakfast was lovely and set us up for the day. We felt at home from day one and their two dogs Jasper and Bella were gorgeous and so friendly. We will definitely be going back. Mike and Carrie

Annette and Jim are the perfect hosts without being invasive. They were very accommodating when we needed to use the fridge during hot weather, inviting us to use their cold water and ice supply. Breakfast is cooked to perfection. The room, which overlooks the garden, is spotless. Access to the garden is great, and the property is 10 minutes walk from Wells, which is full of great places to eat and nice gift shops.
