Awesome sea view from room & balcony, fabulous garden with variety of flowers .… sea beach & Chine 5 minutes by walk. Old village & town centre 10-15 minutes by walk. We had enjoyable & peaceful stay.

During the course of the weekend we gradually realised that we had been seriously overcharged. While the property has genuinely nice aspects, it is nowhere near worth what we paid (£293/night, peak end July weekend for sea-view room). This only became clear to us gradually over the weekend as we did further research, spoke to locals and compared with other places. Our dissatisfaction was partly caused because on Booking.com it was listed as a 4* hotel. We eventually researched that hotels have specific requirements, and this property did not have these: reception (we had to ring to get in at 6pm); luggage help (then haul our bags up 35 stairs); food (then go find dinner), all of which we assumed, but did not at first know we had a right to expect if it calls itself a hotel. But mainly a spacious room and bathroom (in room 16 it is tiny, with electric shower and half-size sink). Apparently it is Guest Accomodation on other sites. Stars mean different things to a hotel. But even as Guest Accomodation we felt the owner was overcharging. The property was empty one night, with one other couple the other two nights, yet Booking had said 'last room available'. Other guest accomodations were £100 cheaper. We thought ‘you get what you pay for’ and we wanted luxury. We got a big disappointment, and it seems most others managed to work it out ! A pity because there are some nice aspects: the location, breakfast, breakfast-staff, and it was clean. We complained after we left - big mistake. We should have made a fuss at the time, but it took us until Sunday to work out the extent of the rip-off. Naturally the owner would not admit to overcharging, and he said he is not responsible for Booking saying it is a hotel when it isn't. So be warned. Good at a luxury b&b price, bad at a luxury boutique 4* hotel price.

My partner and I just had a wonderful 5 night stay at the Clifton hotel, and we couldn't have wished for a better experience. The hotel's location is perfect, just a few minutes' walk from the beach; it's also about 10 minutes' walk from the nearest bus stop, so non-drivers can easily get around the island with the very reliable public transport. It's also very close to High Street and Regent Street, which are full of gift shops, charity shops, local small businesses, etc. The exterior and the interior are both lovely: the exterior garden is very pretty to sit in, and the decor of the interior is cozy and very homely. The staff was brilliant, all kind and friendly; originally we were only staying for 3 nights, but we were enjoying our stay and our time on the island so much that we ended up asking to extend! Additionally, on the morning of our departure we had to leave very early, before breakfast, and the staff offered some snacks for the road (a couple of drinks, crisps and fresh fruit) since we'd be missing breakfast. The hotel also boasts a small selection of classic boardgames for guests to play with (Risk, Monopoly, Cluedo, and about a dozen others), as well as a large bookshelf's worth of books to swap or borrow! The room was clean, tidy and cozy. It had an ensuite bathroom as well as a TV, hair dryer, various plug outlets, a ceiling fan (helpful for the hot summer!). My only constructive criticism would be that perhaps blackout curtains might work better for the room - since it's summer, the sunrise is around 5am, and it woke us up a couple of times. But other than that, it was a fantastic stay. I don't personally eat breakfast, so I only had a waffle on one of the mornings though I struggled to finish it. However, my partner who did eat the breakfast every morning said it was really good! Tea and coffee were available, plus a selection of fruits, yogurt, granola, cereals etc as well as cooked breakfast options (made upon order). I would recommend this hotel to anyone wishing to stay on the Isle of Wight, and I hope to return for a future summer!

Excellent hotel. Terrific location overlooking the water, perfect for walking along the esplanade, visiting Shanklin Chine and Old Village. Beautiful garden, outstanding service, courteous and thoughtful staff, delicious food -- superb homemade scones and marmalade! Would stay again and definitely recommend.
