About Holiday Inn Express Edinburgh - Leith Waterfront

Berthed by the Royal Yacht Britannia's old dock on Ocean Drive, Holiday Inn Express Edinburgh - Leith Waterfront takes its street name, Britannia Way, from the neighbouring landmark. This is a practical base on the water's edge, with 145 rooms spread across five floors and easy onward links into the city.

Rooms come with en-suite bathrooms, air conditioning, tea and coffee facilities, and irons for guests who need to look sharp, plus family and accessible options where needed. Some rooms are on the compact side, but they're kept clean and well looked after. The hotel has a restaurant and bar on site, serves breakfast, and offers free WiFi throughout, along with laundry service and luggage storage for those breaking up a longer trip. On-site parking is available for a charge.

Staff are consistently helpful, and the location gives good value for anyone wanting to explore the city without paying central Edinburgh prices. Trams and buses run nearby for the journey into town, while the waterfront setting itself brings pubs, restaurants and watersports within easy reach. Pets are welcome too.

I had an amazing stay! The room and bed were large and incredibly comfortable, which made it really easy to relax and get a great night’s sleep. Agnes, the hotel manager, was so sweet during check-in and gave me a very warm welcome — she was extremely helpful and made me feel right at home , especially as it was my first time coming to Edinburgh. The breakfast was lovely and peaceful, and the hotel itself is in such a beautiful location. Overall, it was a wonderful stay and I would happily come back again! 😊✨🏨 Thank you! Lots of love, Alyona Lozovska

Location is great, room is comfortable but facilities really need to be improved. Start from check in, something wrong with the system and we waited more than half hour. Dinning area is way too small for this hotel. We have been given a small table at dog friendly area and next table have a family frightened of dogs?! We end up left without breakfast. For more than £200/ night this is not acceptable. As capital of Scotland the standard is too low compared to England.

Functional, affordable, well-connected by public transport, very friendly staff, but dated. A solid budget option if you want to save money compared to staying directly in central Edinburgh. The hotel is a bit outside the city centre, but public transport connections are convenient and getting into town is easy. The staff were genuinely super friendly and helpful throughout our stay, which made a noticeable difference. That said, the property feels quite dated and would benefit from a proper deep clean and overall modernization. Our fold-out sleeper sofa was particularly uncomfortable and not ideal for a good night’s sleep - neither the room's noisy automatic door: I the neighbors are using the door you can hear it slamming shut through the thin walls. Overall: good value for a short stay if location in the city centre and modern comfort are not your top priorities.

The rooms and hotel in general are looking a bit worn around the edges plus a little dated. Carpets throughout are looking pretty grim. That said, the rooms are clean and well equipped. Friendly staff and good transport links. Breakfast could be better, but the staff are no doubt bound by head office standards. Would recommend and return.
